Step 2: Plans

Once you have a Construction Loan pre-approval, it’s time to start developing plans and a rough budget. At this point we’ll typically ask for a nominal drawing fee for CAD time. The design can either start from our plans or we can work from your ideas. We may also connect you with one of our preferred third party architect or designer to put together a custom design.

At this time we’ll also put together preliminary pricing to make sure that we’re tracking toward your budget. If you’re working with us for a full turnkey package, then all pricing will be in-house. If you’re working with a preferred builder or your own builder, that builder will need to put together their preliminary pricing for the onsite portion. Over the years we’ve developed a series of documents / lists to help your builder put these numbers together.
