High Performance building envelope and mechanicals. The Owner is a Project Engineer for a large commercial general contracting company. And the Owner’s dad is a residential builder. They both knew that modular was the way to go for a cost effective, energy efficient building envelope. They used us for a Modules with Set Crew type project, but deleted all of our interior and exterior finishes. They worked direct with us for the building envelope (framing, mechanical rough-in, insulation, sheetrock, sheathing, windows). And they provided all of the interior and exterior finishes.

The building envelope features; 12” Double Stud walls with R41 Dense Pack Cellulose, Integrity Triple pane windows, and real attention to air sealing. Mid Construction this home tested at 1.1 ACH50. This was before the basement had been insulated and rim joist air sealed. The Owner has installed a propane stove for some ambiance heating, but the primary heating system is a cold weather Air Source Heat Pump. No boiler system is installed in this home. The owner reports that last winter the ASHP had “no problem” keeping up.
